The UAE will need $10 billion to satisfy energy demand in the next ten years, due to increasing development and projects on land that are growing at the rate of 12 per cent each year, according to reports.

The Gulf Cooperation Council countries are developing power generation projects, collectively worth between $160-$220 billion.

These countries also play an important role in exporting capital, estimated at $30 billion, to third world countries, according to International Bank reports.

This would increase money flow, encouraging more projects to be established in the region.

Roughly 25 per cent of water in the Gulf region has been consumed, according to reports about energy consumption in the UAE, which says a further one-fifth of the resource is being used for power generation.

Dr Abdullah Al Amiri, chairman of the Emirates Energy Awards, a subsidiary of the Dubai Quality Group, said, “There is a consistent interest in using ebb and flow movements and river outlets to generate power, by letting large amounts of water flow into thin canals. This increases water flow greatly, but also contributes to environmental problems.

Coastal tides

“As a result, scientists thought about using coastal tides. Fence extensions were extended in the canals, between small islands. This was an effective measure as opposed to putting these fences along river banks.

“This method worked in some areas in the country, but it is seasonal and relies heavily on rain and rising water levels, which does not make it very useful.”

As the world relies on generating 90 per cent of its electric power from traditional energy sources, - chemically, thermally or from natural sources - scientists are now looking for new energy sources to take over after current sources are depleted.

New sources

Speaking about the other possible theory for energy, Al Amiri said, “There have been studies conducted about using heat from the earth’s core.

It has been discovered that 99 per cent of the earth’s mass is a heat source that reaches over 1,000 degrees C.

“This making it possible to cover world energy needs for the next 100,000 years. The only problem is converting such energy into electric power involves very high costs. Studies are still continuing to ensure the success of this project.”

This area represents an important area in the history of architecture, and the urban development of town. The masons, who constructed the building, have left a permanent mark on the town’s heritage.

To the east of Al Fahidi Fort is the largest concentration of traditional courtyard houses within wind towers. In the past, the city was famous for a mass of wind towers which lined the creek on either side. These were not merely decorative but served as the only means of cooling houses in pre-electricity days.

Skiing is now a very popular sport in Dubai. In the earlier times, skiing is played by those who are more “brave at heart” or those individuals who are more into sports. The popularity of skiing is such that it is played not only in temperate areas of the world, such as in North America and most of the European countries with pronounced ice formation. Today, skiing in hotter countries, such as Dubai is now possible, with the help of technology.

Basic characteristics
The second largest of the seven emirates of the more liberal United Arab Emirates, Dubai is strategically situated in the southern most shore of the Arabian Gulf. It has a total area of 3,900 square kilometers, which is large enough for a commercial development. The population however, is almost concentrated in the city proper. Latest population is approximately at 1.68 million, and is expected to increase to 3.5 million in 2010. More than 70 percent of the city’s population is expatriates, which is composed of Arab, Asians, European, and considerable number coming from Asia and Africa. Outside of the city, the population of the Emirate is sparsely distributed.

Dubai has a sub-tropical, dry climate. Most of the year, blue skies can be expected outdoor. Dubai as a whole is characterized by desert vegetation, and rainfall is infrequent and irregular. It normally falls during winter.

The growth of the Real Estate market in Dubai is protected from whatever fluctuations taking place in oil prices based on short and medium term. In fact, it is estimated that higher prices will only spur on the growth to higher speeds. The value of some of the Real Estate projects in GCC, Iran, and Iraq has already crossed $750 billion. Nearly 33% of this is concentrated in the United Arab Emirates with Dubai contributing the maximum. This figure is higher than the combined GDP in the same region, which is lower than $700 billion. According to expert estimates this trend will continue despite the fact that the oil prices are expected to fall in the short and medium term.

One key thing to note is that so far the growth of Dubai has been consistently defying all analysts. Since the past 5 years all sorts of experts have been saying that it is about time the Real Estate market in Dubai stopped being so profitable but so far the bubble has not burst. Though such growth has never been sustainable before no one is able to explain why it continues to thrive in Dubai. The GCC has the 17th largest economy in the world comprising of 500,000 high income earners and a GDP of $525 billion. The total ½ trillion dollar economy creates more than $500 billion in revenue that is used for investment. This volume is believed to boost the Real Estate and construction sector in Dubai.

With a growth rate of 25% per year the UAE GDP is expected to reach anywhere from Dh 500-900 billion by the year 2010. The UAE has already surpassed Egypt as the 2nd largest economy in the Arab countries. It is now second to Saudi Arabia which is going through its own explosive growth period. The projects in UAE total at around $225 billion with Dubai holding nearly $125 billion.

The population of Dubai is also expected to go from the current 1.1 million to 4 million by the year 2017 and by 2020 it may exceed 5 million. This growth is expected to put a great strain on the infrastructure. The government has already spent $2.5 working on the road network covering 9,600 kilometers.

Dubai has always been the most popular place to buy investment property in the UAE because of its visitor friendly policies. There are many investment opportunities available to people in Dubai. In the past 2 years other emirates have also noticed the profitability from Real Estate development and they are also beginning to contribute to the growth of the region.

Because of the heavy investment in the tourism, infrastructure has further encouraged the growth of the Real Estate market. The increase in the Abu Dhabi population has increased the cost of rentals there. In fact, Abu Dhabi has all the potential requirements for avoiding the issues that are threatening to hinder the growth of Real Estate market in Dubai. These issues include shortage of man power and large scale construction projects that take too long to complete.
